How should you weigh rent against usable space?

Look at price per square foot, then ask how much of that space you'll actually use. A bigger plan often costs less per foot, but only helps if the extra room earns its keep.

Here's how the math looks with our current listings. The Alhambra one bedroom is 525 square feet starting at $1,161, about $2.21 per square foot. The Biltmore one bedroom is 772 square feet starting at $1,300, about $1.68. The Kensington two bedroom is 990 square feet starting at $1,485, roughly $1.50. A common rule of thumb is to keep rent at or below about 30 percent of your gross monthly income. On a $1,300 rent, that points to roughly $52,000 a year or more. Then think about how you live. If you work from home for a Greenville employer and spend most days inside, space matters more. If you're commuting on I-385 and out most evenings, a smaller plan may serve you just as well.

When does a roommate or a den change the math?

A roommate can make a two bedroom cheaper per person than a one bedroom. A den or second bedroom used as an office can also justify the higher rent if it replaces space you'd otherwise pay for.

Split a two bedroom starting at $1,485 between two people and each pays about $743 a month, well under the smallest one bedroom. Each person also gets a private bedroom, and in our two bedroom plans, each gets a bathroom too. For friends or coworkers new to Simpsonville, that's often the best value on the list.

Living alone works differently. If you'd use the second bedroom as a home office five days a week, it may be worth more to you than a coworking membership or a cramped desk in the living room. Because a floor plan drawing can't show you light, flow, or how a room actually feels. Walking through two plans back to back makes the difference obvious in a few minutes.

Bring your key measurements, like the couch, bed, and desk, plus a tape measure and your phone to take photos. Stand where your TV would go. Open the closets. Picture your morning routine in each layout. Most people walk out of a second tour knowing exactly which plan fits, and often it's not the one they expected from the listing. Pay attention to where the unit sits in the building too, since light and noise can vary from one side to the other.
